Conservation
Conservation areas are highly regulated under Florida law by State and local governmental authorities, and will be noted in the plat associated with a home. Portions of the conservation area located on a resident’s property are within the 30-foot setback and must conform to the provisions stipulated within the Hillsborough County Land Development Code, which, generally, may require written permission prior to removal of vegetation therefrom. The portions of conservation areas behind homes that are owned by either the District or the homeowner’s association are required to be maintained in a natural state pursuant to Hillsborough County Environmental Protection Commission. For these reasons, homeowners may not perform landscape maintenance activities in the conservation area.
